Laboratory Expansion Project

BUILDING CLOSURE

The 7th floor, south tower, will be cleaned and decontaminated on SUNDAY, JANUARY 27, 2008 using a process which is both highly effective and leaves no residual toxicity. The decontamination, which will take several hours, will be carried out only in rooms on the 7th floor of the south tower. However, the entire Waisman Center will be closed during the decontamination.

The Waisman Center will be closed on SUNDAY, JANUARY 27, STARTING AT 6 AM. There will be no access to the south tower, north tower or west wing from 6 AM on Sunday, January 27 until 6 AM on Monday, January 28.

Laboratory Expansion Project

The Laboratory Expansion Project is nearly complete!

All of the major architectural, plumbing, mechanical and electrical work has been completed, and our new furniture and equipment has been delivered and installed. In late December, a formal inspection of the 6th and 7th floors resulted in a list of minor completion tasks (“punchlist”), such as touch-up painting, replacement of damaged ceiling tiles, enclosing wall and ceiling penetrations, etc. By the end of this week, all work by the contractors on the 6th floor will be finished. We have already started moving into our new 6th floor office and lab space! On the 7th floor, we are currently working on the final installation and testing of some of our new state-of-the-art equipment. This work, and other “punchlist” tasks be completed by the end of the month.

Laboratory Expansion Project

Contractors are installing new control panels on the south tower passenger and freight elevators, starting the week of November 26. One elevator will be in service during most of this time, but there will be short time periods in which both elevators will need to be taken out of service. We are coordinating with the contractors to ensure both elevators are not taken out of service when there are events scheduled for the 8th floor. During those times, you should plan to take the north tower elevators or the stairs.

Laboratory Expansion Project

The Laboratory Expansion Project is proceeding smoothly and continues to be on schedule. With completion of the Laboratory Expansion Project scheduled for the week of November 26, we are in the final 1/3 of the construction process.

On the 6th floor, contractors are finishing the flooring, ceilings, and painting. They are working hard to install the laboratory casework and common-use equipment. They are hanging the doors, installing the interior glass, and will soon install laboratory plumbing fixtures. On the 7th floor, contractors are installing flooring, ceilings and painting. During the next several weeks, equipment installation will be a major focus. Other goals for the next month including completing the work on the emergency power generator space, telecom wiring, and installation of mechanical systems on the 8th floor and the roof.

We are finishing up the furnishings plan and ordering the owner- furnished equipment. We are also beginning to plan for occupancy— December is right around the corner.

Laboratory Expansion Project

The Laboratory Expansion Project is proceeding smoothly and
continues to be on schedule. Work on the 5th floor will be completed by the end of this week (4/20)! On the 6th floor, the dry wall work will be completed by the end of this week. Findorff plans to start painting next week, with the installation of ceiling grids and flooring to follow in May and June. Mechanical, electrical and plumbing contractors continue working hard on the 7th floor, ensuring utilities are installed for all of the new equipment that will begin arriving in June.

Laboratory Expansion Project

The Laboratory Expansion Project is on schedule.The contractors are working very hard to meet their goals and to maintain a quiet work environment for us after 10 am. On the 6th floor, Findorff continues to install dry wall and door frames. The dry wall should be completely installed by mid-April! Soon, work to install the ceilings will begin. The mechanical, electrical and plumbing contractors have completed their work to rough-in utilities on the 6th floor. Work on the 7th floor has progressed rapidly with masonry work, and final utility rough-ins.

Construction activities on the 5th floor are now 75% complete!!!Work in the first three quadrants is done, and next week we will begin working in the southwest corner, with completion scheduled for April 20.

Laboratory Expansion Project

The contractors have finished framing the 6th floor with metal studs and continue to rough in mechanical, electrical and plumbing utilities to serve the new laboratories. On the 7th floor, demolition is nearly complete, and utilities are now being roughed-in. There is also significant work being done in the mechanical space on the 8th floor and on the roof of the south tower, to replace air handling units and exhaust fans that will serve the research space on the 6th and 7th floors.

The construction activities on the 5th floor are proceeding well, thanks to the very hard work and patience of the 5th floor occupants who are greatly inconvenienced by the dust, noise and the moves out and back into their labs and offices. The contractors are working especially hard to reduce dust and stop making noise at 10 AM each day, and yet somehow they are able to complete their work in each bank of rooms on time or ahead of schedule. By early March, the construction activities on the 5th floor will be 50% complete, with work accomplished successfully in two full quadrants.

Overall, the project is on schedule. In the next two weeks, Findorff will continue installing door frames and dry wall on the 6th floor, while the mechanical, electrical and plumbing contractors continue to rough-in for utilities. On the 7th floor, demolition will continue, with completion expected within the next week or two, followed by layout, installation of metal studs and rough-in of utilities.

Laboratory Expansion Project

The contractors started working in rooms on the 5th floor on January 15. So far, in spite of the many significant challenges this work poses to 5th floor occupants and the contractors, the work is going very smoothly. The contractors are working in banks of rooms (4-5 rooms at a time), removing ceilings and lights, cutting out existing ductwork and piping that served the 6th floor, and coring holes through the concrete from the 6th floor to install plumbing drains for new sinks that will be located on the remodeled 6th floor. The contractors then re-install the existing ceiling and lights (if the ceiling was new) or install new ceilings and lights. 5th floor occupants are being asked to move out of their offices and labs to temporary space to enable the contractors to do this work, and they need to remove all equipment and cover remaining furniture and materials. Occupants are typically displaced for 5-10 days. This work will continue through April 20, 2007. Many thanks to 5th floor investigators and their staff and all of the contractors for their hard work and patience through this challenging phase of construction!

The project is on schedule. In the next two weeks, Findorff will continue laying out the 6th floor and installing metal studs and dry wall (even some painting!), while the mechanical, electrical and plumbing contractors continue to rough-in for utilities. On the 7th floor and in the 8th floor mechanical areas, demolition continues, with layout, installation of metal studs and rough-in of utilities expected to begin very soon.

Laboratory Expansion Project


The utility shutdown on December 26 was successful. Thank you to all Waisman Center investigators and staff for your patience and understanding.

The contractors have now completed demolition on the 6th floor! Now, the contractors from Findorff are marking wall locations and installing steel studs and dry wall on the 6th floor, while the mechanical, plumbing and electrical contractors are roughing in utilities and installing ductwork, piping and conduit to serve the new laboratories and offices. On the 7th floor, demolition work will continue for the next two weeks.

The construction work on the 5th floor will begin on January 15, starting with rooms in the northwest corner of the floor. Working with 5th floor investigators and their staff, we have developed a construction and relocation plan. I will send a separate announcement with additional details about this work to occupants of the 5thfloor the week of January 8.

Reminder: The project specifications permit the contractors to conduct noisy work before 10 AM each weekday. After 10 AM, significant noise should subside. If there is noise after 10 AM that disrupts your research or clinical activities, or if you have any other concerns about construction, please contact me.

Laboratory Expansion Project


The asbestos abatement on the 6th floor was successfully completed this past week, and demolition continues on the 6th and 7th floors.

Findorff is busy demolishing concrete masonry block walls with a plan for having all walls on the 6th floor demolished by 12/29/06; Monona Plumbing is removing water pipes and preparing to mark the floors for new sink drains; H&H Industries is removing large air handling units and old ductwork that served the 6th and 7th floors; Forward Electric is removing old conduit and wiring that served the 6th and 7th floors.

A utility shutdown is planned for Tuesday, December 26. Domestic water will be shutdown all day, so restrooms, sinks and water fountains throughout the Center will not be available for use. The steam will be shutdown for 4 hours beginning at 6 am, so there will be no heat in the any Waisman Center buildings during that time. Please plan (and dress) accordingly. There will be portable restrooms (provided by Monona Plumbing) located on the north side of the Waisman Center, near the main entrance. Bottled water will be available from the Business Office.

Asbestos Abatement Next Week

5th Floor Investigators: Licensed asbestos contractors will begin the asbestos
abatement work needed on the 6th floor next week, starting with the east side on Tuesday, November 28-Thursday, November 30. The west side of the 6th floor will be done on Tuesday, December 5-Thursday, December 7. Each side of the floor will require 3 days to complete. The contractors will follow all measures required by the state and campus for ensuring the safety of building occupants during this process, such as constructing barriers at openings (doors and HVAC vents) and using HEPA-filtered exhaust units.

I want to make you aware of this because as they remove floor tiles, there will be some hammering, chiseling, scraping, vacuuming and other noise. The contractors are aware that they must stop making noise at 10 am. Please let me know if they do not stop making noise at 10 am. In addition, they will also wet the floors with a non-toxic liquid product (I will obtain the Material Data Sheet for the product they plan to use on Monday and make it available to you), and they have indicated that there may be small cracks in the concrete slab between 6th floor and 5th floor and that some of this material could drip through to the ceiling tiles of 5th floor spaces.

Though the likelihood of a significant leak is very small, I wanted to be prepared, so I plan to make several rolls of plastic sheeting available to occupants of the 5th floor on Monday. If you notice a leak in any area, please contact me in my office (3-4177) or on my cell phone (320-1354), or page Steve (657-0201) and let us know immediately. We can alert the contractors by cell phone and we can assist with stopping any leaks and cleaning up.

Monday, October 30, 2006 Update

The renovation of the 6th and 7th floors of the south tower will begin
very soon. We will have our pre-construction meeting with the selected
contractors and state and campus project managers this Wednesday, November 1.
The contractors will probably begin bringing materials on site and fencing off
and organizing their staging area in the south parking lot at the end of this
week or early next week. Then, I believe the demolition of the 6th floor and
parts of the 7th floor will begin the week of November 13.

Please note that we have asked the contractors to conduct all noisy work
between the hours of 6:00-10:00 AM. After 10 AM, they are not supposed to
make noise that will interrupt our research and clinical programs.
